LX Property Intel by LXVentures

Property research you can check.

Give us a Texas address or parcel and we assemble a report from cited public data: property characteristics, land use, flood exposure, access and infrastructure, water, surrounding development, growth context and development risks — scored, with every finding labeled. Where keyless public data cannot answer (zoning, comparable sales, groundwater, environmental records), the report says so and names the authority that can.

The Snapshot

What your Snapshot covers

Six things every Property Intelligence Snapshot works through for one property. The Investor Report and the Investment Decision Report go deeper on each of them — they add analysis, maps and scenarios on top, and never replace them.

  • Property location and public parcel information
  • Mapped flood exposure
  • Access information and questions to verify
  • Available utility and water information
  • Surrounding development and land-use context
  • Key findings, information gaps, and recommended next checks

What public records cannot confirm

Public records do not by themselves confirm legal access, buildability, utility capacity, or water availability — where a report cannot verify these from public data, it says so and tells you who to ask.

What the research covers

One engine, three depths of report

Reports are assembled by the same modular engine — the depth, the maps and the analysis grow with the tier. A higher tier never contradicts a lower one; it adds to it.

  • Property identity & location — geocoded address, county, tract, and a static location map
  • Surrounding development — nearby subdivisions, industrial and commercial land, growth patterns
  • Access & transportation — road frontage context, nearest major roads, the access questions to confirm
  • Flood & environmental screen — FEMA flood zone and the limits of that map
  • Water — municipal service areas, wells and groundwater districts where the records reach that far
  • Utilities & infrastructure — mapped electric, water and telecom infrastructure near the parcel
  • Market context — demographic and housing signals from public survey data
  • Opportunity & risk scores — with the drivers behind each number shown, never a bare score
  • Highest & best use scenarios (Investor and above)
  • Comparison and development scenarios (Investment Decision Report)
  • A recommendation with the due-diligence questions it depends on
  • Sources & methodology — every source listed with its URL and retrieval time

Every finding carries one of three labels

  • ✅ VERIFIEDA fact with its source named, its URL, and the time it was retrieved.
  • 🔶 LX ANALYSIS/INFERENCEOur interpretation of the verified data — labeled as interpretation, never presented as a source fact.
  • ⚠️ REQUIRES PROFESSIONAL CONFIRMATIONFlagged and turned into a due-diligence question, with the county, attorney, surveyor, engineer or water provider named.

The sources behind a report

  • U.S. Census Bureau Geocoder

Address geocoding, county / tract / block identification

  • FEMA National Flood Hazard Layer (NFHL)

    Flood zone and SFHA exposure

  • OpenStreetMap (Overpass API)

Road access, nearest major roads, water features, utility infrastructure

  • U.S. Census Bureau ACS 5-year estimates

Tract and county demographics — population, housing, income

  • USGS 3DEP elevation data

Real topography on Investment Decision reports

Each report lists the sources it used, with the retrieval time — so you can open the same record and check our work.

How it works

Three steps, start to report

  1. Submit a property

Send the address, parcel ID or coordinates, and the decision you are making, through the request form below. The form does not charge anything and does not start a report.

  2. Confirm scope and price

We reply by hand to say which depth of report fits your question. The published prices are $75, $249, $750+ — and if no report fits, we say that instead.

  3. Receive your report.

Pay on Stripe for the tier you agreed, generate the report at /claim, and it arrives with its findings labeled, the sources it used listed with review dates, and the questions still open.

Property research request

Tell us the property and the decision you're making

This form does not buy anything and does not start a report — it asks the team a question. If you want a report, buy the tier you need above (checkout is via Stripe) and then generate it at /claim. If you are not sure which depth fits, ask here and we will tell you honestly.

We store your name, email, whatever optional contact details you add (phone, county, a listing link), the address you give us, what you asked and the consent wording you ticked — nothing else. No SSN, bank, mortgage or payment details are collected anywhere on this site. We reply by hand; nothing is sent automatically.
