About

LXVentures: land research and education, without the sales gloss.

LXVentures was founded to answer a specific, practical problem: land is the asset class where buyers have the least information and the most pressure to decide quickly. Public data exists for most of what matters — location, flood exposure, access, infrastructure, development pressure, tax treatment — but it is scattered across federal datasets, county records and local offices, in formats built for specialists.

Why we exist

Our answer is not a simpler score. It is a research process that assembles that public record for one specific property, labels every finding by how it was established, scores what can be scored, and hands the buyer the questions that remain — with the name of the person or office who can actually answer each one.

The flagship of that work is LX Property Intel by LXVentures: reports for Texas land, for investors, developers and realtors, and a separate homeowner product for people who already live on the property they are researching.

The second half of the business is education. Land education is free, written in plain language, and honest about its own limits — including a section for Nigerians and other non-resident buyers exploring U.S. property ownership, where the process differs most and where bad advice is most expensive.

What we are not

We are not an appraisal firm, a brokerage, a title company, a law firm, an engineering or survey firm, an environmental consultant, or a tax or investment adviser. We do not guarantee outcomes, returns or values, and we do not tell you whether to buy — our reports give you a recommendation grounded in the evidence we could verify, and they show you the evidence so you can disagree with us.

Four rules we work by

Rule 1

Cite it or label it

Every factual line in a report is either tied to a named public source with a retrieval time, or labeled as our own analysis, or labeled as something that requires professional confirmation. There is no fourth category.

Rule 2

Say what the data cannot answer

Zoning, comparable sales, groundwater, environmental records and ownership opinion are not answerable from a free keyless API. We say that in the report and name the authority — county appraisal district, title company, surveyor, water provider — rather than guessing.

Rule 3

Education before sales

The land-education library is free and is written to be useful even to someone who never buys a report. If a reader learns the four questions that protect their money, that is a good outcome on its own.

Rule 4

Never the wrong role

We are not an appraiser, attorney, surveyor, engineer, environmental consultant, tax adviser or financial adviser, and no report of ours is presented as a substitute for any of them.
