Ongoing costs: what land keeps costing after closing
The purchase price is where land budgets usually stop. For a rural Texas tract, the recurring costs start at the county tax office and continue with whatever the land needs to stay in the condition you bought it in. None of them are optional, and several of them scale with what you intend to do next.
Property tax, insurance, land management and the cost of getting a parcel ready to build — the recurring items a purchase budget usually leaves out.
Property tax, every year
Texas has no state property tax; the county appraisal district values the land and the taxing units set rates within statutory limits. Exemptions and special appraisals — homestead, agricultural, timber — change the bill, and each has conditions and application deadlines set by the district.
Assessed values can be protested, and the district publishes its own protest process and deadline. Taxes remain payable while a protest is pending, so a dispute is not a way to defer the bill.
⚠️ Confirm this with the authority named: If a tract is appraised as agricultural or timber land, ask the county appraisal district what happens to that appraisal when you buy it and what happens if the use changes. Special valuation can carry a deferred tax consequence when it ends.
Insurance and liability
Vacant land is cheaper to insure than a dwelling, but it is not free — liability coverage for a tract that people can reach, trespass on, or get hurt on is a real line item, and an umbrella policy may be relevant if you own several parcels.
Insurance on land also changes the moment there is an improvement on it, which is when flood insurance may enter the picture as well.
Managing the land itself
Grass, brush, dead trees, fence lines, gates, culverts and drainage all move on their own schedule. Where a property sits inside a city's or a county's jurisdiction with nuisance or vegetation rules, neglect can produce a notice, a citation or a contractor's bill.
Where the parcel is inside a subdivision or a property owners' association, dues and deed restrictions apply whether or not you use the land, and they can constrain what you are allowed to build.
The cost of getting ready to build
If the plan is to develop, add the front-end items: a survey, engineering and drainage work, permits, water and electric extensions, a driveway, and an on-site sewage system. These are the costs that turn 'cheap land' into a project, and they are all site-specific.
A research report can tell you which of those items the public record already raises for a specific parcel. It cannot quote you a price for the work — that comes from the contractors and the utility that would do it.
Who must confirm the open items
- County appraisal district — taxable value, exemptions, special appraisal conditions, protest deadlines
- County tax assessor-collector — payment status and amounts due
- City or county code enforcement — nuisance, vegetation and permit rules
- Utility, septic provider and contractors — site-specific quotes for improvements
None of these roles is LXVentures. Our reports assemble cited public data and label every open item as requiring professional confirmation — they never substitute for these professionals.
General sources
- — County appraisal district and tax assessor-collector records
- — Texas Comptroller of Public Accounts (property tax framework)
- — County and city ordinance and permit information
These are general public sources for the background above, not the sources of a report on any one property. A property report lists every source it actually used, with its URL and retrieval time.

Education gets you the questions. A report answers them for one specific property — verified public data, scored analysis, and the items only a named professional can confirm, all labeled as such.
Research and screening — never an appraisal, legal, tax or investment advice. A report tells you what public data shows and which authority must confirm the rest.
